Know when you do and don’t require building approval
Most building work does require approval. All work that adds to the foot-print of your house such as an extension to the roofed area, adding extra plumbing connections or a structural change, will require council approval. As a guide this is the building work that does require building approval:
- New construction
- Structural alterations and repairs
- Additions to existing structures
- Alterations that change the use, size or height of a building
- Retaining walls over 1m and fences over 1.8m high
Work that generally doesn’t need approval would be any work that:
- Replaces existing work
- Small decks less than 10m2 and under 2.4m above natural ground
- Fences less than 1.8m high
If your deck and patio area is outside of these parameters, you’ll need to apply for approval through a registered accredited certifier. They’ll apply for the building approval (BA) on your behalf.
Site Coverage and Relaxations
Another factor to consider is your blocks site coverage, and how much coverage your existing structures are now ( this includes the home roofline, patio, sheds, garages and carports). Most residential areas allow a maximum of 50% site coverage which includes liveable and non- liveable areas. If you are already at 50% and need more, you’ll need to apply for a relaxation with your building certifier.
If you need to build closer to the boundaries, for example closer than 6m to the front boundary; you can apply for a relaxation. Again this is through a registered accredited certifier. Relaxations do come at a cost and they are not guaranteed to be approved
Once building work is approved there may be inspections required at different stages and you’ll be given an inclusive estimate:
- Pre-footing, such as stump holes, piling prep & excavations
- Pre-slab, steel reinforcement and levels before concrete is poured
- Frame, before any cladding or lining is applied
- Swimming pool and spa safety barriers
- Final Inspection once all works are completed which may include site works, fire safety and drainage
